Mr. Wallace assists local, regional and national developers and lenders in real estate acquisition and divestiture, planning and zoning matters, economic development and redevelopment incentives, lending transactions, foreclosure, bankruptcy and workouts, leasing, condemnation and condominium formation and operation.

He also counsels businesses with corporate, partnership and limited liability company formation, operation and dissolution, mergers and acquisitions, corporate finance and securities matters.

His public service has also included leadership positions with economic development agencies including serving as Chairman of the Springfield Area Chamber of Commerce, Chairman of the Greene County Planning & Zoning Board, Board member and officer of the Springfield Business Development Corporation, and original Board member and officer of the Missouri Partnership, a statewide public-private partnership between the Missouri Department of Economic Development and the Hawthorn Foundation formed to promote economic development in the State of Missouri. He also led the Springfield Area Chamber of Commerce’s first trade mission to China, and Springfield’s community-wide Character Education program was initiated during his tenure as Chairman of the Springfield Chamber.

Mr. Wallace has written articles and made presentations for the Missouri Bar, has made numerous presentations to community and economic development agencies, and has authored a general audience column on real estate law for a local newspaper and a private news letter on real estate and business topics for real estate and lending professionals.

Representative transactions:

• Represented developer in redevelopment of center-city property for multi-screen movie theater and retail space. Project involved combination of Transportation Development District and Community Improvement District to fund construction of multi-level condominium parking structures.
• Represented industrial property owners in redevelopment, rezoning and replatting of aging industrial sites.
• Represented borrower in $100 million Industrial Development Bond issuance to fund capital improvements at region’s largest manufacturing facility.
• Represented land developer in economic development project to attract telecommunications call center--largest, single job creation project in Springfield in the last 50 years.
• Represented developer of large, mixed-use, planned development including preparation of detailed CCR’s and development guidelines, planned development documents, and represented project in successful hearings before Planning & Zoning Commission and City Council.
• Creation of one of City’s first privately proposed Community Improvement Districts to assist developer in financing infrastructure improvements.
• Successfully appealed recommendation of denial by Planning and Zoning Commission of tax credit housing project to City Council.
• Successful representation of developer of one of largest residential subdivisions in southwest Missouri through complex platting and development agreements.
• Successful rezoning and amendment of planned development of two of largest power shopping centers in southwest Missouri.
• Representation of numerous developers before city and county planning and zoning commissions and city councils in more than ten jurisdictions in southwest Missouri.
• Formation of numerous mixed-use and residential condominium projects.
• Represented management of largest supermarket chain in southern Missouri in creation of ESOP-owned company and acquisition of operating assets.
• Formed U.S. subsidiary of Canadian manufacturing company and represented subsidiary in sale of its assets to U.S. Fortune 500 Company.
• Represented purchasers of several divisions of U.S. Fortune 500 Company.
