Mr. Rivers focuses his practice primarily on commercial real estate transactions and development.

Real Estate Transactions

Mr. Rivers’ transactional practice includes the representation of commercial real estate clients in the drafting and negotiation of purchase and sale agreements, leases, REA’s and other easement documentation, the resolution of title and survey defects and the drafting and negotiation of loan documents on behalf of both borrowers and lenders. 

Real Estate Development

Mr. Rivers represents developers and commercial real estate clients in their efforts to leverage public incentives such as tax increment financing, community improvement districts, transportation development districts and tax abatement. He has been involved in gaining approval of rezonings, development plans and incentives for large scale residential, retail, medical, assisted living and manufacturing developments throughout the State of Missouri. Mr. Rivers’ experience also includes the drafting and negotiation of cooperative agreements and development agreements involving both public and private entities, and the drafting of legislation in connection with recent amendments to statutory provisions applicable to gaming and transportation development districts in the State of Missouri. 

Mr. Rivers was a key member of the legal team that recently completed all legal aspects of the development of a $700 million armament production facility in Kansas City, Missouri. In that role, Mr. Rivers handled complex zoning, land use, platting and title resolution matters, as well as secured property interests needed to assemble the facility footprint. Mr. Rivers also assisted on various financing aspects of the industrial development, including incentives and bonds.
